The Brief
Having had the property on the lettings market for almost 7 years our client requested us to dress the apartment for the sales market. Understandably he was keen for us to install as soon as his tenants vacated, which only allowed a 2-week lead time to source all pieces. Naturally, he wanted it to sell as quickly as possible and for a premium (guide price of £3m) given the credentials the property possessed.
Our Solution
This property appeals to a variety of buyers. The Landlord, The (Holland Park) Bank of Mum and Dad, The Downsizer, The London Pied-A-Terre and even The Developer (planning permission approved to extend to another a floor). Therefore, our lead designer proposed a design scheme that was contemporary and eclectic whilst maintaining a style that would appeal to a diverse range of ages. We also put an emphasis on sourcing art that complimented the vibrant design scheme. As a company, we set out to support up-and-coming artists and British creatives. Case in point we sourced two pieces from one of our favourite emerging British artists, Christabel Blackburn, a recent winner of Sky’s 'Portrait Artist of The Year' show. The two pieces had a combined value of £10,000 which helped increase the overall value of the dressing and in effect helped the property stand out in the competitive W11 flat/apartment market.
The Outcome
After an unprecedented amount of viewings in the first 3 days, the property went under offer for £250,000 over the guide price, which then went on to exchange a couple of weeks later.
